Patrick Dowd advises clients on the acquisition, disposition, and financing of commercial real estate, including both large single-asset and portfolio transactions.

Clients seek out Patrick’s extensive experience on joint venture platforms for investment in commercial real estate. His distinctive practice also includes the representation of leading private equity funds and other real estate investors.

Before joining our firm, Patrick was a special counsel at another international law firm. Prior to that, he worked for the US Department of Defense, pursuing the decommissioning and securing of nuclear, chemical, and biological weapons in the former states of the Soviet Union.

• Work Highlights
  • Counsel to Brookfield in connection with the following:
    • acquisition of Conrex, a fund manager and operator of single-family residential assets operating more than 10,000 units and formation of $300 million Brookfield Single Family Rental investment vehicle, which will target the acquisition and renovation of SFR homes
    • acquisition of a 100% leasehold interest in 666 Fifth Avenue's office condo, a 1.5-million-square-foot building in Midtown Manhattan
    • $875 million acquisition of the Houston Center, a 4.2-million-square-foot office and retail complex in Houston, Texas
  • Counsel to Corporate Office Properties Trust (COPT) in formation of a joint venture with Blackstone Real Estate Income Trust, Inc. to acquire seven of COPT’s existing single-tenant data center shell properties, which contain 1.2 million square feet of warehouse space, for a total value of approximately $265 million
  • Counsel to Hopson Development Holdings in its $113.5 million acquisition and development of 131-141 East 47th Street in New York Hopson Development plans to build a 183, 310-square-foot, 34-story tower with 200 units on the site.
  • Counsel to Madison Capital in connection with its recapitalization of 850 Third Avenue (Liberty View Industrial Plaza), which is a 1.3 million-square-foot, mixed-use facility in Sunset Park, Brooklyn
  • Counsel to Meadow Partners in formation of a joint venture with Wildflower Studios to acquire portions of the Steinway Factory in Astoria, Queens, for the development of a new movie studio, and counsel to the joint venture in its negotiation of construction financing
  • Counsel to New Senior Investment Group in connection with its $385 million sale of its entire Assisted Living/Memory Care portfolio of 28 senior assisted living facilities throughout the United States, and restructuring of existing credit facilities for remaining assets of New Senior Investment Group
  • Counsel to Qualitas Property Partners in connection with a joint venture with MAG Partners, Atalaya Capital Management, and Safanad for the development of a residential tower at 241 West 28th Street, New York City
  • Counsel to RXR and TF Cornerstone in their negotiation of Hotel Management Agreement with Hyatt Hotels for the Grand Hyatt Hotel, located adjacent to Grand Central Station in New York City

  • $1.9 billion acquisition of 49 retail properties from RioCan Real Estate Investment Trust
  • Acquisition and financing of the Hyatt Regency Hotel in Waikiki, Hawaii, and its $800 million sale to Korean financial services firm Mirae Asset
  • $750 million joint venture acquisition and financing of 95% interest in Park Avenue Tower
• $8.1 billion sale of IndCor Properties to GIC
• Counsel of KKR in its joint venture development of the Harvest Hills project in the Bakken Shale fields
• Counsel to Invitation Homes Inc. in its $1 billion Fannie Mae securitized financing
